Typically, you’ll have your full design package — including 3D model and permit-ready blueprints — within 3 to 5 business days. Rush options are available if you’re on a tighter timeline.
❓ Can I use these drawings to get permits?
Yes — the 2D plans I deliver are code-compliant and built to satisfy permit requirements in your area. I stay up-to-date with local regulations to help you avoid delays and approval issues.
❓ Can I mark up the design cost in my bid?
Absolutely. Many builders add my fee to their estimate or even charge a premium for including a professional design in their proposal — giving you a more competitive edge and the chance to profit from it.
❓ Are you a licensed architect or engineer? Can you stamp drawings?
I’m not a licensed architect or engineer, but I work closely with licensed Missouri engineers who can review and stamp my designs when needed. If your project is in another state, I can help you connect with a local engineer to get it done. Please note: If a stamped drawing is required, additional fees will apply based on the engineer’s rates.

Most licensed engineers and architects charge significantly more and often don’t specialize in residential decks. I focus specifically on deck design — so you get exactly what you need: clean, professional plans that meet code and help you win jobs, without paying for unnecessary extras. And if a stamp is required, I can loop in a licensed engineer to sign off — still saving you time and money compared to going the traditional route.
